5. An agreement in subsection 4 may provide, in accordance with the provisions, for the reduction or removal of the sanction, subject to conditions that the Director deems necessary or desirable. (d) respect for the rights and obligations of landlords and tenants that are not incompatible with this law and that these rights and obligations are conditions of tenancy; (e) transform the rental unit for use by a janitor, administrator or superintendent of the residential property; (e) require or include as a term of a tenancy agreement that the lessor automatically makes the surety or deposit for damage to pets at the end of the lease. 22 A tenancy agreement must not contain a clause that the rent payable for the remainder of the lease becomes due in whole or in part and payable in the event of a breach of a term of the tenancy agreement. (f) transformation of the rental unit into a non-residential use. All leases must include standard conditions, protect landlords and tenants, and ensure that leases are fair and balanced. These conditions also apply in the absence of a written lease. (2) A lessor or tenant seeking damages for damages or losses resulting from non-compliance with this Act, Regulation or Lease must do all that is reasonable to minimize injury or loss. 17 A lessor may require, in accordance with this law and regulations, that a tenant must pay a surety as a condition for the conclusion of a tenancy agreement or as the term of a tenancy agreement. 3. If a lessor has not complied with an essential time limit of the tenancy agreement and has not corrected the situation within a reasonable time after written notification from the tenant of the default, the tenant may terminate the lease with effect at the time of receipt of the landlord`s notification. (i) the lessor has entered into a lease agreement to begin after the expiry of an existing tenancy agreement which involves the obligation to evacuate the rental unit with a new tenant for the rental unit or 70 (1), the director may suspend, on the order of a lessor, the right to enter a rental unit in accordance with Section 29 or set conditions.
